Residents,

Hello.

We hope this letter reaches you in a healthy state as we navigate through the changes in all our lives. The outbreak of Covid19 has required many changes to everyday life which has resulted in many feeling overwhelmed and confused which is totally understandable.

If you are in need of someone to talk to or are in need of items from the store for you and/or your pets but, do not want to venture out or do not have the funds please reach out to a neighbor or management!  On the flip side if you are concerned about a neighbor reach out to them or management.

Individually we have all had to make changes and that holds true for Management as well. Over the next few weeks or month the Office is closed to traffic except for Management. We are still available through email, text or phone.
In order to keep our staff safe and comply with current Stay Safe policies we will enter occupied units for essential /emergency maintenance; non-essential maintenance will be addressed after restrictions are lifted. Problems with appliances, plumbing or heating should be reported to management for us to determine appropriate response and repair, provided no one is or has been ill.

There are many resources out there but, for now we have compiled a short list on the back of the page that may offer assistance for those who need a little help right now. Do understand these resources are going to be overwhelmed with requests so be patient and understanding as you reach out to them.

 

If you are able to pay rent please do so through *Bill pay at your Bank or Credit union, mail or place it in the drop box by the Office and Thank you!

* Use your “Building/apt#” for the account name/number.


If you are not able to pay all or part of your rent at this time, do the best you can, there will be NO LATE FEE for April 2020.

 

Please check out the resources listed AND contact us so we can work things out together based on your individual circumstances. We understand times are difficult which is why we must have an open line of communication in order to know your specific situation.

WHAT TO DO IF WATER IS DISCOLORED

THIS IS MOST LIKELY BECAUSE:

WE HAD TO REPLACE THE WATER HEATER IN THE BOILER ROOM.

Water will be dirty/cloudy After install:

When they have finished with the install and water is back on:

PLEASE RUN THE WATER IN THE BATH-TUB 1ST!  

for at least 15-20 min or until it runs clear. 

THEN run for 5-10 min [until clear] at each faucet & flush the toilet 2-3 times.

All should be fine after you do that. The water is safe to use..

No Grills on Patio’s and Balconies

It has been determined by the Attorney’s Office that, due to distance requirement specified in the Wisconsin administrative code that Grills on a deck above the first floor level be prohibited in all dwellings.

Sec. 6-13. Open outdoors fires, outdoor fireplaces, cooking fires, barbecue grills, kettles, outdoor hibachis and outdoor wood-fired furnaces.

(a) No open outdoor fires, including fires confined within outdoor fireplaces and outdoor cooking fires, with the exception of fires fueled by natural gas, propane or charcoal in commercially manufactured appliances or a non-commercially manufactured appliance approved by the Fire Chief or his designee, shall be started by any person unless a permit is first obtained from the Fire Department. No permit shall be granted for open burning in a public right-of-way, alley or other public thoroughfare.

(1) No permit will be issued for any fire within ten (10) feet of any building, structure, fence, combustible material or property line.

(2) Only those fuels and appliances approved by the Fire Chief or his designee shall be used.

(3) Burning is to be attended at all times by a person at least eighteen (18) years of age, with an approved means of extinguishing the fire available for use at the location of the fire.

(b) Barbecue grills, kettles, outdoor hibachis. Deep Fryers, anything  that may cause a danger to others and /or a Fire.                                                                                                                                                                                                                                                                                                                                    (1) No charcoal burners and other open-flamed cooking devices shall be kindled or maintained on combustible balconies or within ten (10) feet of combustible patios on ground floors with the exception of single family dwellings.

(2) Cylinders having water capacities greater than 2½ lb. (1 kg) [nominal 1 lb. (0.5 kg) LP-Gas capacity] shall not be located on balconies above the first floor that are attached to a multiple family dwelling of three (3) or more living units located one above the other. This section does not include balconies that are served by outside stairways and where only such stairways are used to transport the cylinder.

Grills that are used at ground level must be on a non-combustible surface or stand and located at least 15 feet from any combustible material, combustible wall, exterior window opening, exits access or exit.

Although these requirements and prohibitions present an inconvenience to individual tenants, the safety of all tenants and protection of property must take precedent.

AS PER YOUR LEASE

Due to recent accounts of UNSAFE GRILLING HABITS the following

MUST be strictly followed!

No Grilling ON upper balconies and LOWER patio’s.

Grilling is Limited to the following location ONLY

Centered in front of your open garage. * NOT INSIDE GARAGE!

Or

**On the lawn at least 10 Feet from the building, Entryway, Trees and Vehicles.
 
Do Not use Fire lane or Common sidewalk.

 Grills that sit close to the ground shall not be used on the lawn. Therefor they must be used in front of your garage only!  Or on a raised Fire Proof surface ** .

 STATE PARK RESIDENTS Units 2 & 3 grills must be at least 15 feet away from the buildings main gas line located in the rock bed on the left or right of your patio.

Although these requirements and prohibitions may present an inconvenience to individual tenants, the safety of all tenants and protection of property must take precedent.

Going Smoke FREE!
NON - SMOKING Buildings are a WORK IN PROGRESS!

So availability of a 100% Smoke Free Building will fluctuate.

At Some buildings we allow Smoking on the Patio/Balcony only... However we
Do Not Allow Smoking INSIDE any of the Apartments
or common areas of the complex.
 


At this time the following buildings are smoke free based on our current records:

2222, 2224, 2226, 2228, 2230, 2238, 2254 and 2258 GENTRY DR

+   150 and 158 State Park Rd

We have several other buildings that will be going Smoke Free in the future as more tenants that smoke move out.

There will continue to be designated buildings that allow smoking on the Patio/Balcony.
